While a recovering new condominium market in River North has builders bullish about building once again, existing high-end homeowners are in a unique position to take advantage of the downtown neighborhood’s surging demand and relatively low ultra-luxury inventory. Take for example this ultra-modern penthouse unit with an enormous 1200-square-foot private roof deck perched atop a boutique building at 156 W. Superior Street.
Designed by Seattle-based Miller Hull with Studio Dwell serving as local architect of record, the narrow nine-story, the eight-unit structure was completed in 2008 and still feels practically brand new. Recent updates
include a built-in touchscreen control for the smart home’s heating, cooling, lighting, security, and audio system. The two-bedroom, two-bathroom condo also features a large and super sleek designer kitchen, polished concrete floors, and two attached garage spots.
While the spacious and open main living area is certainly impressive—albeit somewhat on the coldish side—it is really tough to beat the panoramic views from the home’s private terrace and dog run located 120 feet above street level. Interestingly, the listing’s photographer felt it necessary to artificially render the amenity deck of the neighboring Exhibit on Superior rental tower with blooming planters and a pre-maturely filled swimming pool.
Though a unit describing itself as the building’s “penthouse” was asking for $1,850,000 back in 2014, it lacked the higher ceilings and rooftop deck of this most recent listing. 156 W. Superior’s actual penthouse hit the market just yesterday and can be had for $2,495,000 plus an additional $910 in monthly condo association dues.
